Plans for 250 homes at Tavistock

It's the last big development site for the town in the joint local plan

Plans have been submitted for 250 homes on Tavistock’s Plymouth Road.

Exeter based Tilia Homes has submitted a full application for half of the properties together with an outline proposal for the remainder and two hectares of commercial land.

The site is next to a 44 new houses and bungalows by Baker Estates called ‘Little Orchard’. Baker also has permission to provide an extra care facility of up to 60 homes or commercial land.

The whole area is allocated for mixed use in the Plymouth and South West Devon Joint Local Plan.

Tilia Homes says its full application for 124 homes includes landscaping, infrastructure, drainage and an access via a new priority right hand turn lane on Plymouth Road.

The company says the scheme will support local jobs through construction, operation of the commercial land and through increased spending in the local economy. This would provide significant benefits to the largest town in West Devon.

It propoals include public open space and a footway to extend along a road from the commercial area and will run along the A386 Plymouth Road on the same side as the development.

A new pedestrian crossing and bus stops are planned for both sides of the A386 which runs to Plymouth.

Of the 124 homes, 20 will be two-bed, 78 three-bed and 11 four-bed homes plus two apartment blocks of one and two-bed properties.

The company will be expected to provide 30 per cent of affordable housing, together with contributions towards local transport and education.

Leader of West Devon Borough Council Mandy Ewings (Ind, Tavistock South West) said this is the last big development in the current joint local plan for Tavistock and it was “important to get it right”.

People have until Thursday 13 June to have their say.

Baker Estates started building work at Plymouth Road earlier this year and is advertising the properties for sale off-plan with two-bed bungalows starting at £419,000.

The site has two sets of planning permission, one which includes an extra care facility and the other commercial land. The second was refused by West Devon Borough Council but later granted on appeal.

The council is still unsure which scheme is going ahead and expressed its frustrations earlier this year saying “the community has a right to know which development is being taken forward.”
