Includes its own sewage treatment works

Details plans for a new housing estate next to North Molton Primary School include a sewage treatments works and 11 affordable homes.

The scheme for 39 homes, a reduction of six from the original outline permission granted by North Devon District Council last April, is by Cavanna Homes and will include 10 allotments, open space including a village green, play space and landscaping.

The ‘revised matters’ application for the 3.3 hectare site will be delegated to officers to approve, but a separate new proposal will be submitted for the access road which includes moving the 30 mph speed limit further to the west, relocating the pedestrian crossing and providing an additional access to the pumping station. A link to the rear of the primary school may also be considered in a separate application.

When approving outline plans last year, councillors were told that the existing sewage treatment works had limited capacity and a new facility would be required.

Councillors heard that there were no existing dwellings immediately adjacent to the site whose privacy or amenity would reasonably be affected by this development, but consideration needed to be given to security and privacy it doesn’t impact on the school playing fields next door.

A footpath to the allotments will be extended to the village sports and community centre as part of the plans and include a cycleway and properties in the south west corner of the site will be at a lower density to create a better interface between the estate and surrounding fields.

Eight homes will be social rental properties and two for shared ownership, whilse the rest will be sold on the open market housing. The scheme is a mix of one bed flats, two/three and four bedroom homes.

No one objected to the application when it was approved in principle last year.
